Additional Fees

Grange London offers a specialist snagging inspection service. With expert knowledge and experience we leave no stone unturned. So, if there any issues with your property, you can be rest assured we will find them and ensure any defects or issues with the property are corrected.

The fee you pay will depend on the size of the property.

  • Studio / 1 bed £175 excl. VAT
  • 2 bed £240 (inc VAT)
  • 3 bed £270 (inc VAT)
  • 4 bed £300 (inc VAT)
  • 5 bed £330 (inc VAT)

Tenant Fee Ban

The Tenant Fees Act bans most letting fees and caps tenancy deposits paid by tenants in the private rented sector in England. The ban on tenant fees applies to new or renewed tenancy agreements signed on or after 1 June 2019. Find out more about this new law by clicking on the link below.

We take pride in our unique style of inspecting your property by carrying out a three month and six monthly thereafter property inspections, with detailed report supported by imagery and a checklist of all the tasks completed. Where recommended, we will advise on repairs and maintenance, and provide quotes from our approved contractors.

Unlike other agencies, we work around the clock to attend to our clients' queries and needs.

Our landlords are assigned to a dedicated relationship manager who is equipped with knowledge and experience, ensuring that we remain compliant at all times.

If you are a tenant living in a Grange London managed property, we have an online reporting system called PropertyFile making it easy for you to report any maintenance issues at your rental property swiftly.

This means that even outside of standard office hours, if something is wrong with your property our easy to use reporting tool helps you report the issue to us and track its progress.

How it works:

  1. You will receive a Tenancy Welcome Pack 3 days after moving in.
  2. The pack will contain your PropertyFile log in details and a link for you to create your password.
  3. Once you have created your password you will have access to the PropertyFile Dashboard page where you can report a specific issue from the drop down menu, and track the progress on reported issues.
  4. You have the option of downloading the PropertyFile app, or using the service directly from your computer.
